Units 5 and 5a at Tower Lane are our most recent additions to our Group property portfolio. Our primary instruction within Birkdale Projects Ltd, was to undertake a complete refurbishment of the original unit 5 and in turn manage the existing planning consent to sub divide the original unit into two separate freehold industrial units. providing an overall area of 17,000 sq ft of combined industrial, mezzanine storage and office space over two floors.
Under the guidelines set out by our building control consultants and in line with our in house CAD layouts for the sub division works, we introduced an internal dividing wall which created the new units 5 and 5a. The wall was constructed in line with our structural engineer's requirements, using a combination of high density 9 inch block, along with sound insulated double layer dry lined jumbo stud walls.
New mezzanines were installed to both units totalling 250 sq ft of additional office and storage space, along with new, separately metered power, water and gas supplies to each unit.
The new unit 5a had 550 sq ft of new purpose-built offices fitted out above the new mezzanine floor, leaving a remaining 250 sq ft of storage space, above the overall industrial floor space of around 2,900 sq ft.
The larger existing unit 5 which remains, was purpose built for our manufacturing services parent company Gould Group Services Ltd, to function as owner occupiers in the commercial fabrication and manufacturing sector.
The unit has over 2,000 sq ft of re-furbished offices over two floors, with additional storage mezzanine of around 900 sq ft, above a ground floor industrial area of around 10,000 sq ft.
All new powered roller shutters were installed to both units, along with completely segregating the individual external yards and perimeter containment.
