As part of our Group property investment objectives, both buildings were secured freehold on The Dean, Alresford.
Birkdale Projects was instructed to undertake the core sub division and refurbishment works, separating the industrial and office areas into self contained and purpose built industrial and office buildings.
The 2 original buildings were an industrial workshop and a two storey office building with rear storage areas.
We designed a strategic sub division of the purchased site areas of 5000 sq ft of industrial, 3,000 sq ft of offices and 3,000 sq ft of storage space to the following self contained and lettable buildings:
Bennett House Unit 1: 3,200 sq ft of integrated offices over two floors, with 1,400 sq ft of storage
Bennett House Unit 1a: 3,000 sq ft of B1 industrial warehouse with 600 sq ft of integrated offices
Bennett House Unit 2a: 1,600 sq ft of industrial supported by 440 sq ft of open plan office space
Bennett House Unit 2b: 1,400 sq ft of Industrial supported by 360 sq ft of open plan office space
Bennett House Unit 2c: 1,100 sq ft of industrial supported by 580 sq ft of open plan office space
A number of the buildings had the existing roof removed and replaced with all new composite insulated roofing panels.
All buildings were completely refurbished with mezzanine floors, individual power supplies and distribution boards proving single and three phase power where appropriate.
